What are the conditions for ending my contract early?
You can only end your Scape contract early if one of the approved routes applies. The standard Residence Agreement does not include a break clause, so moving out on its own does not end your rent responsibility.
Early ending may be possible if:
- You are within the cooling-off period: you can cancel freely within the applicable timeframe after applying.
- You have a Change of Study Circumstances: this may include withdrawal, exclusion, refusal of admission or an agreed illness-related absence of 60 days or more. Evidence from your institution will be required.
- You find a Suitable Replacement Person: the replacement must meet Scape’s eligibility rules, take over the remaining contract and be approved by Scape. A £350 administration fee applies.
- You have exceptional compassionate circumstances: Scape may review these at its discretion, but approval is not guaranteed.
If you leave without an approved early exit route, you remain liable for rent until your contract End Date or until an approved replacement student’s contract begins, whichever comes first.
