Is my contract a tenancy agreement or a licence agreement?

Your Scape contract is a Residence Agreement. Legally, this is a common law tenancy, not a licence agreement.

It is not an assured tenancy because Scape operates under ANUK Code membership. Even so, your agreement sets out important rights, responsibilities and protections for your stay, so it should be read carefully before you sign.

What this means

  • You have a tenancy agreement: your Residence Agreement explains your room, contract dates, rent, payment schedule and key terms.
  • It is legally binding: once the relevant booking steps and conditions are met, you are expected to follow the agreement.
  • It is personal to you: you cannot transfer it to someone else unless Scape agrees through the proper process.
  • It includes your responsibilities: such as paying rent on time, looking after your room and following Scape’s Code of Conduct.
