Can I end my contract early?

You may be able to end your contract early, but the standard Scape Residence Agreement does not include a break clause. This means you cannot simply choose to leave early and stop paying rent unless one of the approved routes applies.

Ways your contract may end early

• Cooling-off period: you can cancel within the applicable cooling-off period after applying.
• Change of Study Circumstances: this may apply if your study plans change in a qualifying way and you provide evidence.
• Suitable Replacement Person: you find an eligible student to take over your contract, Scape approves them and a £350 administration fee applies.
• Exceptional compassionate circumstances: Scape may review these at its discretion, but approval is not guaranteed.

If none of these routes apply, you will remain liable for all rent due under your Residence Agreement, even if you move out before the end date.
