Can I cancel my booking after the cooling-off period?

You may be able to cancel after the cooling-off period, but only in specific circumstances. If none of these apply, you will remain responsible for paying the full rent due under your Residence Agreement.

Ways to cancel after the cooling-off period

• Change of Study Circumstances: this may apply if you withdraw from your course, are excluded or your university place is refused. You’ll need to provide written evidence from your institution.
• Suitable Replacement Person: you can find an eligible student to take over your contract. A £350 administration fee applies, and Scape must approve the replacement.
• Exceptional circumstances: Scape may review compassionate circumstances at its discretion, but approval is not guaranteed.

If you want to cancel, email bookings.uk@scape.com with your full name, booking reference, reason for cancelling and any supporting evidence.

Please do not assume your booking has been cancelled until Scape confirms this in writing. Moving out, deciding not to arrive or stopping payments does not end your contract or rent responsibility.
