Are there any fees or penalties for ending my contract early?

If you end your contract early through the Suitable Replacement Person process, a £350 administration fee applies. This is charged to the outgoing student.

There is no separate early termination penalty in every case, but you remain responsible for rent until your contract is officially ended through an approved route. Simply moving out or returning your keys does not stop your rent liability.

What you may need to pay

• Suitable Replacement Person route: a £350 administration fee applies once an approved replacement takes over.
• Rent until transfer: you remain liable for rent until the replacement student’s new Residence Agreement begins.
• Rent until the End Date: if no approved early exit route applies, you remain liable for the rent due until your contract ends.
• Damage or outstanding charges: any room damage, cleaning charges or unpaid amounts may still be deducted from your deposit where applicable.
