Are there any fees for replacing a tenant?

Yes, there is a fee for replacing a tenant. If you use the Suitable Replacement Person process, the outgoing student is charged a £350 administration fee.

This fee applies because Scape needs to review the replacement student, check eligibility, update the contract arrangements and create a new Residence Agreement for the incoming student.

What to expect

• Outgoing student fee: the student leaving the contract pays the £350 administration fee.
• Incoming student payments: the replacement student may need to make their own standard booking payment, such as the initial rent payment required to secure their agreement.
• Approval is required: the replacement must meet Scape’s eligibility criteria and be approved before the process can complete.
• Your liability continues until transfer: you remain responsible for rent and contract obligations until the replacement’s new Residence Agreement is signed and takes effect.

Once you have found a possible replacement, email bookings.uk@scape.com with your booking details and the replacement student’s information. The team will confirm the next steps, costs and timing in writing.
