What happens to my rent if I leave early?

If you leave early, your rent does not automatically stop. You remain responsible for all rent due under your Residence Agreement until an approved early exit route is completed or until your contract End Date, whichever applies.

Moving out, returning your keys or deciding not to use the room does not end your rent liability on its own.

How rent works if you leave early

  • If you find a Suitable Replacement Person: you remain liable for rent until the replacement student’s new Residence Agreement begins.
  • If your cancellation is accepted under another policy: Scape will confirm how your rent and any refund are calculated in writing.
  • If no approved route applies: you remain responsible for rent until the contract End Date.
  • If payments are overdue: outstanding rent may still need to be paid, even if you are no longer living in the room.

If you are thinking about leaving early, contact bookings.uk@scape.com before making plans. The team can explain your options, including replacement tenant requirements, possible fees and what happens to your future payments.
