How does the replacement tenant process work?

The replacement tenant process lets another eligible student take over your Scape contract, if you need to leave early and Scape approves the replacement.

You are responsible for finding the replacement student. They must meet Scape’s eligibility criteria and be able to take over the contract for the remaining duration. Scape will review the details before approving anything.

How the process works

  • Find a suitable replacement: they must be an eligible student and meet Scape’s requirements.
  • Contact Scape: both you and the replacement student should email bookings.uk@scape.com.
  • Scape reviews the request: the team checks eligibility, contract details and what needs to happen next.
  • A new Residence Agreement is created: the replacement student signs their own agreement with Scape.
  • Your contract is ended: your liability ends only when the replacement’s new agreement takes effect.

A £350 administration fee is charged to the outgoing student. Please do not move out or stop paying rent until Scape confirms the replacement has been approved and the new contract is in effect.
