How are charges calculated?

If charges are needed after you move out, they are calculated based on the reasonable cost of cleaning, repair or replacement. Scape will consider the condition of your room against your original inventory, allowing for fair wear and tear.

Charges may relate to things such as professional cleaning, damage to furniture or fittings, missing items, stained upholstery, repairs to walls or flooring, or replacement keys and access devices.

The amount charged will usually reflect the practical cost of putting the room or item back into the right condition, using reasonable market rates. If the cost can be covered by your deposit, the proposed amount may be deducted from it. If the cost is higher than your deposit, you may be asked to pay the difference.

You’ll receive a breakdown of any proposed deductions through the deposit process, so you can see what is being charged and why. If you disagree with a charge, you can respond or raise a dispute through the Deposit Protection Service.
